Pelicans Roost traditionally has Wind, Flood, and Fire insurance. The HOA Board of Directors is contacting the insurance company to file a claim. The Pelicans Roost Board, will be helping to direct the insurance efforts and damage claim efforts with all government agencies. We will consult with other knowledgeable owners and professionals as we go and keep you updated. 

It will be incumbent upon individual owners to contact their respective insurance company(s) to file a claim for damages. It should be noted that we have been advised not to touch and or remove any damage before photographs are taken to support the insurance claim process. 

It is best to work with your insurance company/adjuster as to how damage should be documented and tell us at Best Hospitality. We will take all of the photos and upload them for you to reference. If you have before photos, you should gather them. The time to contact your insurance company about your interior is NOW.

    Please, see the update below on Insurance regarding Pelicans Roost. This update can also be found via email and in 'Updates from the Manager.'

    Pelicans Roost has hired a Public Adjuster (Ironclaim) to work with the HOA Flood and Wind Insurance companies. The process of determining what will be covered and by which company is complicated and fluid. In general the HOA Insurance will cover what is needed to bring the building back to the state it was in when originally built in 1978. Currently we understand that the following will be covered by the HOA.

    This following list is intended to give an idea of the coverage and is not all inclusive.
    . Exterior door and windows to code
    . Hooded microwave
    . Range
    . Refrigerator – top freezer 14 to 18cf
    . Disposal
    . Dishwasher
    . Full HVAC system
    . Plumbing*
    . Electric*
    . Kitchen Cabinets upper and lower
    . Kitchen counters (plastic laminate)
    . Fiberglass tub and shower combinations
    . Bathroom vanity, single sink
    . Bathroom counters (plastic laminate)
    . Texture drywall
    . Interior doors
    . Carpet: LR, DR, BRs, Master Closet,
    . Tile flooring: Bathrooms, entry hall, laundry room, kitchen
    *Scope of this coverage is still being determined

    Replacement of any upgrades that have been made to an individual unit will be the responsibility of the homeowner. It is very important that each homeowner has a clear understanding of what their insurance will cover when making decisions regarding upgrades.

    Bob Webster, “I would also point out as mentioned in previous emails that nobody should settle their personal claims unless they are paying you the limits of your policy until Michael has identified in detail everything that will be covered by the HOA policy and we can form some projection of responsibility we will have individually to finish our units as we had them or desire to have them relative to personal taste and preference.”

    Next week, our Public Adjuster Michael Fusco will be available for a Town Hall, where he will answer all owner questions, explain the ongoing events at Pelicans Roost, and provide assistance in answering Roost and individual insurance questions and recommendations.
